Job Description
The Lead Maintenance Technician shares with the Property Site Manager responsibility for the inspection, maintenance, repair and orderly operation of the apartment community including buildings, grounds and equipment. The Lead Customer Service Technician is responsible for the physical appearance and safety conditions of the property and is actively involved in resident relations and the timely resolution of service requests.
Required Education, Experience, Knowledge and Skills:
1. High school diploma or G.E.D. required. EPA Certification is preferred.
2. Good mechanical ability with 3 years experience or comparable on:the:job training in skilled trades such as carpentry, plumbing, electrical, pool maintenance, heating, air conditioning and equipment cleaning and refurbishing. Experience in apartment maintenance strongly preferred.
3. Ability to work effectively with persons of varied ethnic, social and cultural backgrounds. Ability to work effectively with others and to supervise and motivate those employees for whose performance you are responsible.
4. Strong customer:service skills and effective oral and written communication, especially for giving directions and exchanging detailed information. Ability to delegate while maintaining accountability and to deal with stressful situations of day:to:day management with professionalism and tact.
5. Knowledge of basic math and mechanical concepts and ability to interpret blueprints, schematics and engineering drawings. Knowledge of maintenance construction standards, codes, laws and regulations.
6. Analytical ability, problem:solving skills, and experience in detailed record keeping.
7. Knowledge of paints, tints, mixing, surface preparation and application tools required for painters.
Essential Job Functions:
1. Performs daily inspection of all property buildings and grounds including entrances, lighting, landscaping and pool structures. May include daily pickup of grounds and pool maintenance.
2. Periodically inspects HVAC plant, water heaters, elevators, equipment room/maintenance shop, pool equipment, sprinkler systems, water meters and timers.
3. Maintains and makes repairs as needed to plumbing, electrical units, concrete, masonry, air conitioning, roofing, fencing, doors, windows and other property structures and equipment. May be responsible for painting the interior and exterior of buildings, railings and curbs.
4. Coordinates with Manager necessary customer service staff and vendor schedules to complete work orders and make units market:ready. Establishes and follows preventive maintenance schedules.
5. Keeps workshop and storage areas clean and in orderly condition, and maintains company tools, equipment, and vehicles in proper working condition. Diagnoses equipment malfunctions and recommends appropriate action.
6. Orders by phone and picks up parts for repairs and maintenance. Records the purchases according to property inventory procedures.
7. Assumes responsibility for answering or assigning on:call night and weekend emergencies.
8. May supervise or serve as a consultant to other customer service staff.
9. Perform other duties assigned by supervisor.
Physical Requirements:
1. Ability to work inside and outside in all types of weather.
2. Medium to heavy work requiring repeated or prolonged standing, walking, climbing, stooping, kneeling, and crouching. Lifting up to 100 pounds; frequent lifting/carrying of up to 50 pounds.
3. Ability to ascend and descend ladders and stairs.
4. Good hand:eye coordination with the ability to perform
repetitive/continuous tasks according to set procedures and sequence.
5. Ability to discriminate between shades of color and to identify from memory a particular color or color combination.
6. May from time to time become exposed to atmospheric conditions that could include fumes, dusts, mists, gases, poor ventilation, or other conditions affecting the respiratory system or skin.
