Job Summary: Leasing Agent serves as the propertys sales representative whose primary duty is greet prospective residents and to professionally present the features and benefits of assigned property. The leasing agents ultimate objective is to properly secure lease agreements from qualified persons. This diverse role combines sales, customer service, and marketing to lease apartment homes and build excellent relationships with guests and residents. The Leasing Agent will contact the Assistant Manager, Manager, Area Manager, Broker, and Owner should any situation warrant an action or decision not included in leasing agents duties and responsibilities.
Reports to : Assistant Manager, Manager, Regional Manager, Broker
Wage Status : Hourly Non:Exempt (eligible for overtime)
Job Responsibilities: Conduct all business in accordance with company Policy and Procedures, Tax Credit Regulations, Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily
housing.Administrative
:Ensure accurate and timely completion of all lease applications, tax credit paperwork, application verifications and notifications to prospective residents of results.
:Ensure completion of all lease paperwork including related addenda, tax credit paperwork, and accepting initial deposits and rents.
:Ensure guest cards are complete, entered into the property management software and follow up is completed with prospects.
:Oversee organization and filling of appropriate reports, leases and paperwork
:Ensure leasing office, tour path, vacant apartments, amenities and general curb appeal of community is clean.
:Assist Manager in preparation of daily and weekly reports, resident communications, move out notices, market surveys, etc.
Leasing/Marketing
:Sell propertys products and services to prospects.
:Must be knowledgeable of all phases of leasing and resident retention.
:Handle inquiries from prospective new residents.
:Contribute to the property lease renewal program under the direction of Manager and/or Assistant Manager.
:Maintain awareness of market/industry conditions and trends.
:Assist manager in developing and implementing effective marketing strategies to increase property traffic and leads.
:Represent the company in a professional manner at all times.
Maintenance
:Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance personnel
:Inspect move:out and vacancies when requested by Manager, Area Manager, Broker or Owner.
:Accept service requests from residents and routes to maintenance for prompt processing. Conducts service follow:ups with resident when work is completed.
Safety
:Learn and ensure compliance with all company, local, state and federal safety rules.
:Ensure that unsafe conditions are corrected in a timely manner.
Qualifications
:Position prefers 1 year experience in on:site property management leasing. High school diploma or GED Equivalent.
Computer Skills: Word Processing/On:Site Rental System
Work Hours: Part time hours : hourly position. Must be available on weekends for staffing needs and
emergencies.Physical Requirement
:Stand and walk or sit alternatively depending on specific needs of the day. Estimate 60 of time is spent on feet and 40 sitting at desk.
:Have occasional need to perform following physical activities: bend/stoop/squat, pick up litter, filing, climb stairs, inspect and show property, open and close doors, reach above shoulders, store/receive supplies.
:Constant need to perform the following physical activities: writing/typing, client communications, telephone communications, use of office equipment.
