Position
This team position will contribute to the multi:disciplinary project team that takes one or more high:end developments through entitlements to completion. The Assistant Project Manager will focus on delivering crucial project assistance through the components that define a projects success : regulatory compliance, budgeting, and scheduling as well as the duties defined below. A significant aspect of this role is to work proactively with subcontractors and government agencies to ensure conformity and that expectations are being met. This individual must possess a collaborative demeanor as a team member and pay meticulous attention to plan reading. The role reports tactically to an assigned Project Manager, and strategically to the Sr. VP : Development.

Responsibilities
Assist Senior Vice President and Project Manager administratively to meet timelines/ schedules/ deliverables and with site inspections, ensuring conformity to standards/codes and other
architectural/engineering specifications;
Bid and contract all divisions of work;
Draft, organize and follow:up on RFIs, RFPs and Submittals;

Review/analyze/approve unit costs and back:charges, the issuance of change/purchase requests/orders and subs invoices for payment;
Review and qualify subcontractors and the ensuing contracts in order to meet document preparation schedules;
Manage/maintain document control and project workflow;
Liaise with state/municipal
regulatory/government agencies, as required;
Apprise teammates and Sr. VP of progress, issues/problems on a regular and proactive basis;
Offer assistance to teammates during critical development periods and be willing to pool resources and work in partnership to achieve key objectives; and
Interface successfully with subs, multiple vendors and other internal Optima management/staff, as appropriate.

Ideal Candidate
Min. 5 years relevant experience, preferably with large scale, mid: to high:rise multi:family and/or mixed:use projects;
Possession of a Bachelors Degree is desirable, or a combination of education and experience;
Thorough knowledge of development principles and procedures pertaining to technical plans and blueprints;
MS Office (incl. Project) skills required : Revit highly desirable;
Ability to exercise judgment and discretion and to set priorities and manage competing demands;
Ability to read, analyze and interpret government
regulations/statutes and building codes;
Aptitude to work both independently and as a team member;
Prior work experience in a privately:held company will prove beneficial, but not necessary; and
Demonstrate a reliable, motivated and positive work ethic with the highest degree of integrity.
